The growth is alive
Black roof streaks, green walls and the gray film on a pool cage are algae, mildew and lichen, not dirt. Pressure scrapes off what you can see and leaves the colony in place, so it is back in a few months. A soft wash kills it.
Pressure damages these surfaces
High pressure strips shingle granules, etches stucco, lifts paint, forces water behind siding and tears screens. Most shingle manufacturers say pressure washing can void the warranty. Soft washing is what they recommend.
What is in the mix
Sodium hypochlorite (pool shock chemistry) blended with surfactants, at a strength matched to the surface: stronger for a roof, gentler for paint and screens. Applied at garden hose pressure, dwelled, then rinsed.

Concrete. Driveways, sidewalks and pool decks are cleaned with a surface cleaner and real pressure after a pre-treatment. We carry both and pick by surface.

What is soft washing?
Soft washing is cleaning with low pressure, about what comes out of a garden hose, plus a cleaning solution that kills the organic growth (algae, mildew, mold, lichen, moss) so it rinses away and does not grow straight back. It is the method shingle manufacturers recommend for roofs and the only safe way to clean stucco, paint, screens and tile.
How is it different from pressure washing?
Pressure washing uses force to remove dirt from hard surfaces like concrete. Soft washing uses chemistry at low pressure for surfaces that force would damage. We do both, and we pick by surface, not by what the truck has on it.
What surfaces do you soft wash?
Shingle, tile and metal roofs; stucco, block, painted surfaces, vinyl and Hardie siding; soffits and fascia; screen enclosures and pool cages; fences; and solar panels with purified water.
Is the solution safe for plants and pets?
We wet the landscaping before, during and after, cover what needs covering, and rinse heavily. Pets stay inside until surfaces are dry, usually within an hour. We use the lowest effective mix for each surface.
How long does a soft wash last?
A soft washed roof stays clean about 18 to 24 months in Central Florida. A house wash about 12 months. Shade, oaks and sprinklers that hit the house shorten that; open sunny lots stretch it.
