Soft washing vs pressure washing: the right tool for each surface.

The difference between soft washing and pressure washing, which surfaces need which method, and the damage the wrong choice causes on Florida roofs, stucco, pavers and concrete. · 4 minute read

Two different jobs

Pressure washing uses high pressure water to physically remove dirt from hard surfaces. Soft washing uses low pressure, about what comes out of a garden hose, plus a cleaning solution that kills the organic growth (algae, mildew, lichen, moss) so it rinses away and does not come straight back. They are not interchangeable, and most of the damage we see from other crews comes from using high pressure where a soft wash was called for.

Surfaces that need a soft wash

Roofs of every kind: shingle, tile and metal. Stucco, which is porous and lets high pressure water into the wall. Painted surfaces, wood siding, Hardie board, vinyl, soffits and fascia. Screen enclosures and pool cages. Solar panels. Anything with growth on it rather than ground in grime. On these surfaces high pressure strips granules, etches stucco, lifts paint, tears screens and voids warranties.

Surfaces that need real pressure

Concrete driveways, sidewalks, curbs and pool decks, where the grime is ground into a hard surface. Even here, method matters: we pre treat the slab, run a flat surface cleaner so there are no wand stripes, detail the edges by hand, and post treat so mildew does not come back in a month. Pavers get a cleaning, fresh silica joint sand and a seal, which is a different process again.

Why the distinction matters in Florida

Our climate grows algae and mildew on everything. A crew that blasts a roof or a stucco wall removes what you can see for a few weeks and leaves the living growth in place. A soft wash kills it, which is why a soft washed house stays clean for about a year and a soft washed roof for 18 to 24 months.

How to tell which one a company uses

Ask what pressure they use on the roof. If the answer involves a pressure washer or a turbo nozzle, keep looking. Ask whether they pre and post treat concrete. Ask what their guarantee says in writing. Then text us a photo at (321) 450-4586 and compare.

Questions

Questions people ask about this.

Is soft washing just bleach?

The active ingredient in most roof and house wash solutions is sodium hypochlorite, the same chemistry as pool shock, blended with surfactants and used at a strength matched to the surface. Applied correctly and rinsed, it is safe for the home and the landscaping.

Can you soft wash a driveway?

You can treat a driveway, but the ground in grime needs a surface cleaner to lift. We treat and then clean, which is why ours stay bright longer.

Does soft washing work on tile roofs?

Yes, and it is the only safe way to clean barrel tile without cracking it or walking on it.
