What makes a quote higher or lower
Size. Concrete, pavers and roofs are priced by square foot. Houses are priced by the distance around the outside, since that is how much wall there is to wash.
Height. Second-story walls, roofs, gutters and panels mean more ladder work and more care, so two-story homes cost more for those services.
Surface and material. Tile roofs take longer than shingle. Pavers that need sealing need joint sand and sealer on top of the cleaning.
How long since the last cleaning. Heavy algae, rust, oil or years of buildup take more product and time. A home on a regular schedule is quicker, which is why Care Plan customers pay less per visit.
Bundling. Every job has setup, travel and cleanup. Adding the driveway or pool deck to a house or roof wash on the same visit costs much less than booking it separately later.
Why the cheapest quote can cost more
High pressure on a shingle roof strips granules and can void the manufacturer warranty. High pressure on stucco and screens can crack and tear them. Pressure Time soft washes roofs and siding with low pressure and quotes a final price in writing. When you compare quotes, compare the method and the coverage, not only the number.
How to get your exact price
Text your address and a photo or two. We measure your roof, house and concrete from satellite images and send a written quote, usually the same day, with no visit needed. See our before and after results, or check that we serve your town on the service areas page.
Questions people ask about price.
Why is roof cleaning priced differently from driveway cleaning?
A roof is soft washed with a low pressure spray and a cleaning solution that kills the algae at the root, so the job is priced on roof area, pitch and roof type. A driveway is surface cleaned with pressure and priced on square footage. They are different methods with different equipment and time.
Is there a minimum charge?
Yes. Every service has a starting price, shown in the table above, because every job has a trip, setup and cleanup no matter how small it is. Booking two or three services on the same visit is the easiest way to get more done for the money.
Do you charge more for two-story homes?
For house washing, roofs, gutters and solar panels, yes. Second-floor work takes more ladder time and more care. Driveways, patios and pavers are priced the same either way.
Can I get an exact price without someone coming out?
Usually, yes. Text us your address and a photo or two. We measure from satellite images and send a written quote, typically the same day. If something needs a closer look, we tell you before the price changes, not after the job.
Do you offer discounts for regular service?
Yes. Customers on a Care Plan, with the house, roof or driveway cleaned on a set schedule, get a standing discount on every visit and are booked first.
Why do some companies quote much less?
Low quotes often mean high pressure on surfaces that should be soft washed, no insurance, or a price that grows once the crew is on site. Ask any company you compare: what method they use on your roof and siding, whether they are insured, and whether the quote is the final price.
