The short answer
A professional roof soft wash in Central Florida runs about $0.30 per square foot of roof for shingle and $0.40 for tile, with minimums around $450 (shingle) and $550 (tile). Most homes land between $450 and $1,300.
By home size
Roughly, for a one story shingle roof: under 1,500 sq ft of living area about $450; 1,500 to 2,000 about $550; 2,000 to 2,500 about $675; 2,500 to 3,000 about $800; 3,000 to 4,000 about $1,000; over 4,000 about $1,250. Tile adds about a third. Two stories add about $100 for ladder and access time. Roof area runs larger than living area because of pitch and overhangs, which is why pros quote from the roof measurement, not the house.
Why tile costs more
Barrel tile holds more growth in the channels, takes more solution and more dwell time, and has to be cleaned from the ground and ladders because walking tile cracks it. It is slower and uses more product, so it costs more per foot.
What a proper roof wash includes
Low pressure application (no pressure washer on the roof), plants soaked before, during and after, runoff controlled, gutters and walls rinsed when done, before and after photos, and a written guarantee. Ours is 12 months on roofs and 24 for Care Plan members: if streaks come back, we re-treat free.
What a cheap roof wash leaves out
The $99 and $199 roof specials you see advertised usually mean one of three things: a pressure wash that strips granules and voids the shingle warranty, a solution too weak to kill the algae so it is back in two months, or a price that triples once they see the roof. Ask for the guarantee in writing before you book anything.

The cheapest way to keep a roof clean is a Care Plan: the roof goes on a schedule with the house wash, the price locks for 12 months and the guarantee doubles. Yes. Roof and house on the same visit is the most common order and the best price, because the setup and the plant protection are already done.
Is a metal roof priced like shingle?
Yes, metal is priced at the shingle rate. Flat roofs too.
What if my roof is only streaked on one side?
We can quote one slope. Most people do the whole roof because the clean side makes the other side look worse.
