How often should a Florida home be cleaned?

A realistic maintenance schedule for Central Florida homes: roof every 18 to 24 months, house and driveway yearly, pavers sealed every three years, solar panels after pollen season, and why. · 4 minute read

The short answer

In Central Florida: roof soft wash every 18 to 24 months, house wash every 12 months, driveway and sidewalks every 12 months, pool deck and lanai every 6 to 12 months, pavers resealed about every 3 years, solar panels once or twice a year. Shade, trees and sprinklers that hit the house move everything earlier.

Roof: 18 to 24 months

A soft washed roof stays clean roughly a year and a half to two years before black streaks start to show again on the shaded slopes. Homes under heavy oak canopy in Longwood, Casselberry or Winter Park land on the shorter end; open lots in newer communities land on the longer end.

House: every year

Green film on the north side, mildew under the eaves and pollen everywhere come back on an annual cycle. Most of our customers wash the house and the driveway together each year, which is exactly what our Annual Care and Complete Care plans are built around.

Driveway, sidewalks and pool deck: every year

Concrete that was pre and post treated stays bright for about a year. A driveway that was only blasted goes gray again in three to four months. Pool decks see sunscreen, chlorine and constant water and sometimes want a mid year rinse.

Pavers: seal every three years

A good sealer lasts about three years in Florida sun. Between seals, pavers need a cleaning and the joints topped up with silica sand when weeds start to appear. We text a reminder when it is time.

Solar panels: after pollen season

Oak pollen in late winter and spring coats panels and cuts output. A cleaning after pollen season and another in the fall keeps the array producing what you paid for.

Put it on a schedule

The easiest way to keep up is a Care Plan: one or two visits a year, a lower price on every visit, price locked for 12 months, no contract. We schedule it and text you the week before. Or text a photo of what needs cleaning to (321) 450-4586 and we will tell you where to start.

Questions

Questions people ask about this.

Does washing the house too often damage it?

Not when it is soft washed. Low pressure and the right solution are gentler than a year of Florida weather.

Should I wash before or after hurricane season?

Both have a case. A fall wash after the storms takes off a summer of growth and debris. A spring wash gets the pollen. Complete Care members get one of each.

What if I only want it done once?

That is fine. Book a one time visit and upgrade to a plan afterward if you like the result.
