What the letter usually says
Most exterior notices in Central Florida HOAs come down to three things: black streaks on the roof, a dark or stained driveway and sidewalk, or green mildew on the walls, fence or pool cage. Communities in Lake Mary, Heathrow, Oviedo, Winter Springs, Baldwin Park, Lake Nona, Celebration and Reunion send these every spring after the inspectors drive the neighborhood.
How long you have
Typically 14 to 30 days to cure before a fine or a hearing, and the letter will say. Read it for the exact date and whether they want a photo or a written response. Do not ignore it; fines in Florida HOAs can compound and a second notice is harder to argue with.
What the fix is
Roof streaks: a roof soft wash, never a pressure washer, which damages shingles and can void the warranty. Driveway and sidewalks: a surface clean with pre and post treatment. Walls, fence, pool cage: a house soft wash. Most homes clear all three in one visit.
What it costs
A roof soft wash on a typical home starts around $450 to $550 and goes up with roof size and tile. A driveway and walkway clean usually runs $150 to $300. A house wash from about $350 on a one story. Closing the case with the HOA
When the job is done we text you before and after photos, and if you ask, we send a completion notice with the photos to the HOA or the management company. That is usually all they need to close the file. Keep the photos; they are your record if the same item comes up next year.
